BASIX or building sustainability index, is a NSW Government planning measure to reduce household electricity and water use by setting minimum sustainability targets for new and renovated homes. BASIX identifies design features that will affect the likely level of thermal comfort and water and energy use per household such as location, building size, orientation and construction type, landscaping and fixtures. It sets minimum targets that must be achieved before a BASIX certificate can be generated and then submitted as part of a development application or application for complying development.

When is a BASIX Certificate required?

A BASIX certificate is required for the construction of the following:

• new houses • new townhouses and villas • new dual occupancies • new granny flats • new flats and apartments • renovations of $50,000 or more to an existing home • swimming pools and/or spas larger than 40,000 litres • the conversion of an existing non-residential building to a residential building.

BASIX Certificate (NSW only)

BASIX, or building sustainability index, is a NSW Government planning measure to reduce household electricity and water use by setting minimum sustainability targets for new and renovated homes. BASIX was introduced in 2004.

BASIX is made up of three assessments:

  • Water – This takes into account the amount of lawn/garden area, roof catchment area, water tank size, water usage ratings of taps/toilets etc.
  • Thermal Comfort – This is how energy efficient your property is, this is where the NatHERS assessment is needed.
  • Energy – This takes into account what appliances you will install, light fixtures, air-conditioning, if photo voltaic panels (solar panels) will be used etc.

BASIX for Alterations & Additions and swimming pools:

If you are performing any Alterations & Additions to your property to the value of $50,000 or more or you want to install a swimming pool/spa greater than 40,000 Litres, an Alterations and Additions BASIX is required.

The Nationwide House Energy Rating Scheme (NatHERS for short) is a star rating system out of ten stars, that rates the energy efficiency of a dwelling. The more stars the more energy efficient your home is. NatHERS takes into account all elements of the building including, but not limited to the location and orientation of the dwelling, construction materials, glazing, insulation, exterior colours of walls and roofs, how each room of a dwelling will be used (day time/night time), ventilation and overshadowing from neighbours. NatHERS was developed to reduce the countries overall energy consumption

When is a NatHERS Certificate required?

NatHERS Certification is required on all new developments including single dwellings, dual occupancies and multi dwellings (townhouses/villas/units).

NatHERS Assessment

The Nationwide House Energy Rating Scheme (NatHERS) provides homes with a star rating out of ten based on an estimate of a home’s potential (heating and cooling) energy use. We use the accredited simulation software BERs Pro to assess the thermal performance of your dwelling (how easily heats passes in and out of your property) and advise you of cost- effective ways to improve thermal efficiency.
